Below is a list of other commonly requested searches that conveyancers may request for completion searches to compliment the standard (LLC1/CON29r) personal search.
Chancel Repair Searches - Properties within a certain distance of a medieval Church of England & Wales church may be partially liable for the up-keep of the church spire. Cost - £50.
Chancel repair liability only affects parishes in which there is a medieval church. The liability runs with the land and is an overriding interest. As such it does not have to have been registered against the title of a property in order to be enforceable by the Church of England - the "conveyancing trap" (Law Commission working paper 86).
Coal Mining - CON29M - Coal mining searches are considered by property professionals as vital for anyone buying property in any coal mining area in Britain. Basic Coal Mining Searches (residential) can be obtained for £29.

Flood - provides a professional property-specific assessment of surface water or groundwater flood risk , including the analysis of the effectiveness of flood defences or flood storage schemes. The report includes three datasets including environment agency flood data, British Geological Survey groundwater flooding data and Norwich Union's flood data. The report also provides an overview and detailed guidance provided by flood risk experts, with access to an independent Flood Consultant should further information or advice be required. £49.

HIP Ordering Process
- Click order and fill out simple form on website or email us on info@cnchipsearches.co.uk
(Log on here https://cnchip.uksv.net if you have an account with us) - Details are entered into our online HIP system and email/text is sent to homeowner asking them to pay for HIP and will give the website to access (www.packdetails.com)
- Once payment is made the HIP is instructed and its components ordered
- Home owner/agent can track the progress of their HIP via website by entering reference and post code
- Once HIP is complete PDF will be available to download and printed (we can also print and dispatch to any address of your choice for additional fee)
NB: Payment can be via credit card, deferred payment, PayPal, personal cheque or bank transfer. The above process only works for Credit Cards and Deferred Payments ONLY.
